Ponderosa Homes releases homes for sale to the public in small groups, called "phases". When we are ready to release a new phase of homes at any of our communities, we will announce it on our sales office voicemail system and through our e-newsletter, which you can register for on this web site.

Once a release date has been announced, prospective buyers should pick up our release guidelines at the sales office and get pre-approved with one of our preferred lenders. Ponderosa Homes sells homes to the public on a first come, first serve basis to those who are on our priority waiting list.

In order to secure a position on our priority waiting list, prospective buyers must first obtain a loan pre-approval from one of our preferred lenders.

The list order is determined by the time and date at which we receive a prospective buyer's loan pre-approval in our sales office. Pre-approvals will not be accepted before a release date has been announced on our sales office voicemail system.

On the date of the sales release, interested buyers must be present at the community sales office at the designated time. Homes will be offered first to buyers on the priority waiting list, in the order in which their names appear on that list, as determined by our Community Sales Manager.

It is not necessary to be non-contingent in order to get loan pre-approval and to obtain a position on the priority waiting list; however, on the day of the release, preferred status may be given to non-contingent buyers. This will be determined at the discretion of Ponderosa Homes.
