Once you select your new Ponderosa home, you will need to apply for a mortgage. This process may take four to six weeks, so be patient.

Ponderosa Homes has long-term relationships with several preferred lenders, however you may select any lender for your mortgage.

Click Links to Lenders to download prequalification forms. We've also included a mortgage calculator to help you estimate how much money you can borrow.

Here is a brief overview of the steps involved in obtaining a mortgage.

THE LOAN PROCESS

1. Select a lender.

2. Complete a mortgage loan application.

3. Submit all of the required paperwork and information. You will need to provide:

  • Pay stubs for you and your spouse for the past three months
  • Tax returns and W-2 forms for the past two years
  • Bank, asset and 401K statements for the last two months
  • Proof of additional income
  • Address and description of the property you wish to purchase

4. Lender submits your information to employers, banks, etc. for verification.

5. Lender orders a credit report and property appraisal.

6. Lender supplies you with a Good Faith Estimate and a Truth-In-Lending Disclosure.

7. Lender works with you to determine and lock-in a mortgage rate.

8. Loan is approved!
